Senior Building Designer

Job Description

You drive design development and own the entire approval process. This includes Initial sketches and concepts through to construction-ready documentation and council approval. You make sure every design is affordable, buildable and compliant, drawn to a considered build budget and delivered on time, so the client gets an outcome they love, can afford and is buildable.

Job Qualifications/Requirements
  • Required: Minimum 5 years in residential building design (Australian projects preferred but not essential).
  • Required: Minimum 3 years documenting extensions and additions.
  • Required: A qualification in building design or architecture — the Australian Diploma of Building Design, or an equivalent local or international qualification.
  • Required: Highly competent in the use of Revit design software or equivalent.
  • Required: Highly competent in the use of Enscape 3D design software or equivalent.
  • Required: Highly competent in the use of Sketchup design software.
  • Desired: Awareness and experience with the use of PlusDesignBuild (SketchUp Plug in).
Job Responsibilities
  • Own the design development process end to end — take a client’s ideas and develop them through our staged design process. Sketches / concepts, costing drawings with 3D renders, planning drawings, preliminary working drawings and finally into a “For Construction” set.
  • Design the ZJ way – Design quality buildings that incorporate high performance, healthy building practices, are not overly complex, are on time and within a sensible range of the clients budget.
  • Produce accurate concept drawings — develop initial ideas and sketches into concept plans with considerations made for local council restrictions and overlays. Understand the clients brief and listen to their needs knowing that the brief and the budget must both be considered and they are not always a match. Never make assumptions, always ask more questions.
  • 3D renders— Draw and render 3D scenes for each design to help illustrate design intent to the client.
  • Develop and manage planning approvals — prepare and lodge planning applications through the PlanSA portal. Manage the application process, coordinate any consultants needed (Civil engineer, Arborist, CFS), and answer all RFIs as they come up to achieve planning consent on time.
  • Preliminary working drawings – Develop preliminary working drawings with sufficient detail to adequately communicate the scope for all the consultants.
  • Coordinate consultants and hold them accountable to deadlines — Gather quotes from the relevant consultants as required for the project. Brief, engage and manage all consultants (engineers, timber frame designers, energy assessors and certifiers).
  • Spend company money as if it was your own – Be conscientious with your engagement of consultants. Hold consultants to what they promised rather than accepting late or poor work, and earn respect before friendship.
  • Produce conflict-free “For Construction” drawings — Consolidate all the plans ensuring that all consultants documentation “talks to” the drawings. Check all selections, specifications, elevations, colour schedules, joinery and interior designs to ensure there are no conflicts across the document pack.
